Yes, there is the deep realm of Creative Financing which may be an option for some sellers. The reason why we don't show it off much is because most sellers either can't do this option or don't want to do this option.
Creative Financing takes many forms and works many different strategies, all of which are highly customized to the seller's needs. Just about all of these programs take 5 years or longer to complete the sale and typically involve the seller acting as the "bank" for the buyer. In other words, Creative Financing means you take payments over time for your house instead of one lump sum.
The benefits here are that you as the "bank" get all the juicy interest that would typically be lost to the bankers in a typical real estate transaction resulting in a much higher gain for the property overall.
Those who don't need all the money right away can instead settle for monthly payments and a buyout after 5-10 years (or longer if they want more money). If you don't need that money to immediately purchase a new home, then you should probably consider this option as it may help stipend your monthly mortgage payment and in the end give you more money overall.
Why would someone want to do Creative Financing? Many reasons:
- They want more money and don't need all of it right away
- They want to help their buyers avoid the horrible interest rates from typical banks (saving money for them, too)
